Every inquiry answered within 1 hour (business hours) or 2 hours (after hours). 24/7 emergency support. Uniform guest screening. Complete pre-arrival through post-stay communication sequence.

Cleaning & Turnover

Full standard turnover after every stay. Quarterly deep cleans. Cleaning fee set per property after on-site assessment — guests pay at booking, we pay cleaners directly. Backup cleaner required before go-live.

Pricing & Revenue Optimization

Dynamic pricing managed with real-time demand, seasonality, and local events. Long-term stay pricing (30+ nights) managed separately. Early check-in and late check-out fees collected and remitted to you.

Monthly Reports & Quarterly Reviews

Monthly owner report: gross revenue, management fee, cleaning fees, repairs, net payout, occupancy rate. Net payout disbursed within 5 business days of month-end. Quarterly performance reviews against market benchmarks.

Compliance Assistance (Add-On)

City/county BTR registration, FL DBPR vacation rental license, sales tax certificate setup. $250 with co-hosting agreement · $550 standalone registration only.

Non-specialized handyman at $55/hr. Competitive quotes for licensed contractor work. Owner notified in writing with photos before any work is scheduled. Work supervised on-site; quality confirmed on completion.

Maintenance Logging & Records

Every repair logged with date, description, cost, and vendor. Maintenance records retained 5 years minimum. Mechanic's Lien Waivers obtained from every contractor before payment is released.

Contractor & Vendor Management

All trades coordinated: handyman, HVAC, plumbing, electrical, landscaping. Vendor performance monitored and documented. Liability and workers' comp insurance verified before any engagement.

What's the difference between Co-Hosting and Property Management?

Co-Hosting is our full short-term rental management service — we handle listings, guests, cleaning, pricing, and reporting. Property Management is a standalone service focused on monthly inspections, maintenance coordination, and vendor oversight. It's available to any property owner, whether or not the property is a short-term rental. The two services can also be combined.

How much does Co-Hosting cost?

We charge a management fee as a percentage of nightly revenue — 10% during the first six months, 15% from month seven onward. No flat monthly fees, no charges during vacant months. Cleaning fees, platform fees, and taxes are excluded. We walk you through the full structure during your free consultation.

How are maintenance and repair costs handled?

We identify issues through monthly inspections or guest reports and notify you in writing with photos before any work is scheduled. Urgent repairs are addressed immediately; routine work requires your approval first. Non-specialized handyman work is billed at $55/hr. A 17% coordination fee applies to all repair work — in-house or third-party. You always know the cost before work begins.

Do you require a long-term contract?

We work on a straightforward management agreement. We don't believe in locking owners into contracts they can't exit — if we're not delivering, you should be able to leave. We'll walk you through the agreement terms during your consultation.

Do you work with properties already listed on Airbnb or VRBO?

Yes. Most of our clients come to us with an existing listing that isn't performing as well as it should. We assess your current setup, identify gaps, and take over management from there.

What happens if a guest damages the property?

We inspect the property within 1 hour of every checkout and document the condition with photos before cleaning begins. If damage is found, we file the claim through Airbnb AirCover or VRBO's damage protection process on your behalf. Monthly property inspections catch issues between stays before they become bigger problems.
